Prices have largely held, with renewed strength appearing across several communities. Alaya Gardens Haven averaged AED 12.75M, Harmony 2 recorded a 5BR Large sale at AED 14.50M, and Elysian Mansion saw three transactions between AED 22.50M and AED 48.35M. Elan also provided one of the clearest indications of current pricing, with five 4BR homes selling between AED 4.05M and AED 4.40M. While slightly softer than July, the tight range points to a stable market rather than any significant correction. Activity remained broad, with sales recorded across 11 different sub-communities. Elan led with six transactions, followed by Elysian Mansion with three, while Aura, Aura Gardens, all three Harmony phases, Alaya, Alaya Gardens and Amara each recorded two. The August data points to a market where buyers are becoming more selective, but values are holding and better-positioned properties continue to achieve strong prices.

Aura & Aura Gardens
Aura and Aura Gardens recorded four combined transactions during August.
Aura Gardens activity was split between the townhouse configurations, with a 3BR trading at AED 3.94M and a 4BR at AED 4.84M. Both were modestly softer month-on-month, down 1.50% and 3.18% respectively. Aura recorded two Twin Villa transactions at AED 6.20M and AED 7.55M. The AED 7.55M sale sits noticeably above the wider market and should be treated with some caution when assessing current values. Aura and Aura Gardens continue to provide regular liquidity across the more accessible end of Tilal Al Ghaf.
Elan
Elan was the most active individual sub-community in August, recording six transactions.
Five 4BR sales averaged AED 4.21M within a tight AED 4.05M–4.40M range, providing one of the clearest benchmarks for current pricing this month.
The average was 4.54% lower month-on-month, while the 3BR sale at AED 3.45M was down 3.29%.
The volume and consistency of the 4BR transactions point towards modest short-term softening rather than a significant change in Elan values.
Harmony
Harmony recorded six transactions across all three phases during August.
Harmony 1's two 4BR villas averaged AED 9.85M, although the wide AED 8.20M–11.50M range reflects the growing pricing difference between standard properties and better-positioned or upgraded homes.
Harmony 3 produced a cleaner benchmark, with two 4BR villas trading at AED 9M and AED 9.50M.
Harmony 2 recorded a 5BR Large at AED 14.50M, while the AED 6M 4BR transaction sits well below recent market levels and should not be considered representative of typical Harmony 2 pricing.
Alaya, Alaya Gardens & Alaya Beach
Alaya recorded a Haven at AED 11.50M and a Retreat at AED 17.65M. Both were above their equivalent year-on-year pricing by 4.55% and 3.82% respectively. Alaya Gardens recorded two Haven sales at AED 12.30M and AED 13.20M, averaging AED 12.75M.
The pricing difference reflects the premium being achieved for a park-backing property compared with an internal-road location.
The average was up 15.04% month-on-month and 4.08% year-on-year, making Alaya Gardens one of the stronger pricing stories of August.
Alaya Beach recorded no transactions.
Plagette 32
Plagette 32 recorded one Clubhouse transaction at AED 8.95M.
Secondary-market data remains limited, so each completed sale is useful in establishing pricing. As more properties transfer, clearer separation should emerge between the Clubhouse product and the considerably larger Bungalows.
Amara
Amara recorded two Twin Villa transactions in August.
The two properties sold at AED 7.70M and AED 7.80M, producing one of the tightest pricing ranges of the month and providing a useful benchmark for current values.
Pricing remains 5.49% below the equivalent year-on-year figure, although at approximately AED 1,550/sq ft, Amara continues to offer attractive value relative to many completed family villas elsewhere within Tilal Al Ghaf.
Elysian Mansion, Serenity Mansion & Lanai Islands
Elysian Mansion was one of the standout areas of August, recording three transactions across three different mansion types, up 50% in volume month-on-month.
A Maia sold at AED 22.50M, a Hilltop at AED 39M and a Muse at AED 48.35M — the highest transaction recorded across Tilal Al Ghaf during the month.
The spread between these transactions shows why Elysian should not be judged by a single average price per square foot. Mansion type, plot, elevation, outlook and specification create significant separation between properties.
The Muse sale at approximately AED 2,897/sq ft provides a particularly strong benchmark at the upper end of the community.
Serenity Mansion and Lanai Islands recorded no transfers during August.
