Tilal Al Ghaf is Majid Al Futtaim’s flagship residential masterplan in Dubai, organised around a swimmable crystal lagoon, landscape and everyday living rather than the traditional golf-course template.
Spanning more than three million square metres, it ranges from three-bedroom townhouses to ultra-luxury waterfront mansions. At its centre sits a recreational lagoon with white-sand beaches and direct beach club access.
Majid Al Futtaim’s background in retail, leisure and hospitality matters here. The community was planned around how people engage with their environment day to day: the lagoon, parks and landscape, movement and shared amenities.

At the centre
A swimmable recreational lagoon and white-sand beach sit at the heart of the masterplan. The water is not scenery at the edge of the community; it is part of how residents use it.
The Beach Club at Plagette 32, operated by the globally recognised Sunset Hospitality Group, will bring resort-grade hospitality directly to the water's edge. Ensuring the lagoon as a year-round lifestyle anchor rather than an amenity that fades with time.
Daily rhythm
The community is laid out around extensive parks, green open spaces and landscaped treescapes, connected by 18 kilometres of landscaped pedestrian walkways and more than 11 kilometres of dedicated cycling and jogging trails, all set in lush greenery that is maintained throughout the year.
That changes the everyday experience: school runs, evening walks and time outdoors can happen within a coherent neighbourhood rather than only at a destination amenity.
The homes
Design collaboration is visible at the upper end of the masterplan. Serenity Mansions includes architecture by Nabil Gholam Architects and SAOTA, with interiors by Blink Interiors.
Across Tilal Al Ghaf, the homes are planned around flow, natural light and the relationship between interior and outdoor space.
Everyday use
DISTRIKT is the community’s operating retail and dining hub, with food and beverage, retail, beauty, wellness and fitness uses alongside Medcare’s Tilal Al Ghaf Medical Centre.
It gives residents a practical centre for everyday services and informal meeting places within the masterplan.
